Prtfolio — Terms of Use

These Terms of Use ("Terms") govern your access to and use of Prtfolio, including prtfolio.co and any related websites, applications, data products, reports, maps, newsletters, and services (collectively, the "Service").

Prtfolio is a product of frmwrk LLC, a Texas limited liability company ("frmwrk," "Prtfolio," "we," "us," or "our"), located at 500 6th Street, San Antonio, Texas 78215, United States.

By accessing or using the Service, you agree to these Terms. If you do not agree, please do not use the Service.

1. What Prtfolio Provides

Prtfolio provides real estate market intelligence, data, research, maps, analysis, and related tools focused on real estate markets, including markets in Africa.

The Service may include information regarding property prices, rents, estimated yields, development activity, infrastructure, demographics, market demand, neighborhood characteristics, businesses, service providers, and other market indicators.

Prtfolio is an information and research product. Unless expressly stated otherwise in a separate written agreement, Prtfolio does not act as a real estate broker, investment adviser, financial adviser, attorney, tax adviser, appraiser, lender, property manager, or fiduciary.

2. No Investment or Professional Advice

Information provided through Prtfolio is for general informational and research purposes only.

Nothing on the Service constitutes or should be interpreted as investment advice or a recommendation to buy, sell, finance, or hold any asset; financial, legal, accounting, or tax advice; a property appraisal or valuation; an offer or solicitation to purchase or sell securities or real estate; or a guarantee regarding the performance or future value of any property, neighborhood, city, or investment.

You are responsible for conducting your own due diligence and consulting qualified professionals before making investment, financial, legal, tax, or real estate decisions.

3. Data and Estimates

Prtfolio may combine information from public records, government agencies, property listings, market participants, third-party data providers, field research, proprietary research, and analytical models.

Some information displayed by Prtfolio may therefore be estimated, modeled, aggregated, incomplete, delayed, or based on asking prices or other market observations rather than completed transactions.

We endeavor to provide useful and reliable information, but we do not warrant that any data is complete, current, accurate, or suitable for a particular purpose.

Methodologies and sources may change as additional or better information becomes available.

Prtfolio may identify trends, signals, emerging neighborhoods, infrastructure projects, development activity, supply constraints, demand patterns, or other factors that could potentially affect real estate markets.

5. Third-Party Businesses and Listings

Prtfolio may display information concerning developers, brokers, agents, lenders, banks, notaries, attorneys, contractors, property managers, service providers, developments, properties, or other third parties.

Unless Prtfolio expressly identifies an entity as independently verified, its inclusion in the Service does not constitute endorsement, recommendation, certification, verification, or any representation regarding its licensing, reputation, financial condition, quality, reliability, or suitability.

Users are responsible for independently verifying third parties before entering into transactions or transferring money.

6. Intellectual Property

The Service, including its design, software, maps, databases, research, compilations, analyses, graphics, branding, methodologies, and original content, is owned by or licensed to frmwrk LLC and is protected by applicable intellectual property laws.

Subject to these Terms, Prtfolio grants you a limited, personal, non-exclusive, non-transferable right to use the Service for your own lawful purposes.

Unless we give you written permission, you may not systematically scrape, crawl, harvest, or extract data from the Service; reproduce or redistribute substantial portions of our databases or research; sell, sublicense, or commercially exploit Prtfolio data; circumvent technical restrictions or access controls; use automated systems to create a competing database or product; or misrepresent Prtfolio content as your own.

Reasonable quotation or sharing of individual insights with appropriate attribution to Prtfolio is permitted.

7. Third-Party Links and Services

The Service may contain links to third-party websites, services, listings, or resources. Prtfolio does not control these third parties and is not responsible for their content, accuracy, availability, security, privacy practices, products, or services.

8. Availability and Changes

We may modify, add, remove, suspend, or discontinue features, datasets, geographic coverage, methodologies, or portions of the Service at any time. We do not guarantee uninterrupted availability of the Service.

9. Disclaimer of Warranties

To the fullest extent permitted by law, the Service is provided "as is" and "as available."

frmwrk LLC disclaims all warranties, express or implied, including warranties of accuracy, completeness, merchantability, fitness for a particular purpose, title, and non-infringement.

10. Limitation of Liability

To the fullest extent permitted by applicable law, frmwrk LLC and its owners, employees, contractors, affiliates, and service providers will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages arising from your use of or reliance on the Service.

This includes losses arising from investment decisions, real estate transactions, inaccurate or incomplete information, lost profits, lost opportunities, or interactions with third parties identified through the Service.

11. Governing Law

These Terms are governed by the laws of the State of Texas, without regard to conflict-of-law principles.

Any dispute arising from these Terms or the Service will be subject to the applicable state or federal courts located in Texas, unless otherwise required by law.

12. Changes to These Terms

We may update these Terms periodically. The revised version will be posted on the Service with an updated "Last updated" date. Continued use of the Service after changes become effective constitutes acceptance of the revised Terms.
